As a member of a multi-disciplinary team, PES analyzed the commercial market and helped to develop a corridor revitalization strategy for the Rhodes Island Avenue Great Streets Initiative. PES’s role included a review of the existing commercial conditions for all property along the corridor, examining new opportunities for commercial development and recommending future land uses that were compatible with the market and the available sites. The consultant team reviewed the potential for site assembly to create viable sites for new businesses and reinforcement of viable existing businesses. PES prepared a detailed analysis of the potential tax increment available to support Tax Increment Financing (TIF) along the corridor based on the projected new development patterns.
